Local and National Lending Firms

SK Private Lending Brokers

SK Private Lending Brokers work with both national and local private lending firms / hedge funds to give you the best possible outcome. We have connections on the local level to allow us to close loans in some cases as quickly as 24-48 hours depending on the loan. We also work with national firms / hedge funds that allow less down with high leverage and the most competitive rates found in the private money industry. 

Local Lending Firms

 1. May be able to close quickly (24 – 48 hours)

 2. Require more down and have lower leverage 

3. Lenient cash reserve requirements 

4. Much higher interest rates 

5. Higher origination and lender fees 

6. Lend in suburban or rural areas 

7. Make exceptions based knowledge of area 

8. Able to advise on market trends from personal experience 

9. Have restrictions on how many loans they provide to you 

10. May not require appraisals or BPOS 

11. May have “opinion” on value vs. what’s it actually worth 

12. Longer or more difficult draw process 

13. Does not have experience requirements 

14. Only offers lower loan amounts 

15. May have opinion on property / exit strategy and deny loan 

National Lending Firms

 1. Longer close time due to “standard” process 

2. Less down w/ higher leverage 

3. Heavy reserve requirements 

4. Lower & more competitive interest rates 

5. Lower origination & lender fees 

6. May avoid areas due to “population constraints” 

7. Typically do not waiver on location guidelines 

8. Another property address in the system 

9. No restrictions: If you can afford it they will lend 

10. Will typically always require an appraisal or BPO 

11. Appraised values typically will be honored 

12. Draw process may be easier to facilitate with quicker turn time to release funds 

13. Often will have experience requirements to drive leverage, terms or loan eligibility 

14. Larger loans are typically ok 

15. OK with loan: Only concerned if you have a clear path to exit with a make sense strategy
